Location: Bath
St James’s Investments Ltd and Tesco UK Stores Limited have recently submitted a planning application to Bath and North East Somerset Council (BANES) for the proposed redevelopment of the former Bath Press site on Lower Bristol Road, Bath. |

The proposal is for a mixed use development comprising a new food retail store, office space, creative work units, community space and museum, and residential accommodation. These will provide a vibrant mix of uses that will create a wide range of employment opportunities and bring the site back into productive economic use.
The new retail store will also provide much needed new convenience shopping in south Bath, which will increase competition and limit the current overtrading and retail leakage from the city. It is also anticipated that these proposals will act as a stimulus to the wider regeneration ofthis part of Lower Bristol Road, along with the forthcoming development at Bath Western Riverside to the north.
The proposals have been developed after extensive consultation with the local community, key stakeholders and statutory consultees.

SJI identified the need to provide anchor retailers to attract shoppers back into the town centre. The town already has world class facilities in the form of the De La Warr pavilion. As part of this strategy SJI are proposing to create some exceptional buildings to house retail and leisure facilities which would reinforce the town centre.
SJI are working closely with the local community to develop its proposals. The proposals will also include a new visitors coach station, unit shops and major improvement of the public realm in the heart of the town. |

A site was identified to assist in kick starting the regeneration of the town centre adjoining the high street and boulevard, one of the key routes in the town centre. The development consists of a 75,000 sq ft anchor store with a major hotel and a number of A1/A3 units along with associated car parking. As part of the development, significant improvements will be made to the public realm connections to enhance pedestrian and vehicular movement with the rest of the town centre. |

|
Frome is a historical Somerset Market town dating back to medieval times and boasting some of the oldest industrial housing in the UK. It has a rich industrial heritage including the Singer Company who's famous statues include Eros in Piccadilly Circus and the lions at the foot of Nelson's Column.
SJI are working with the highly respected planning consultancy Terence O'Rourke, local land owners and Mendip Council to transform the Saxonvale area of Frome, a victorian industrial site into a rich and vibrant retail and leisure quarter to compliment and benefit the existing town centre.
Plans include a 40,000 sqft anchor supermarket, 500 car parking spaces and an additional 40,000 sqft of multiple comparison retail as well as leisure, art facilities, civic uses, local artisan studios and an adult learning centre.
SJI are currently consulting locally with various local interest groups, interested parties and town and local councillors, out of which designs are emerging based on local desires and concerns.
The Saxonvale regeneration has the potential to facilitate a step change in Frome and through comprehensive design facilitate a new vibrancy to the town centre.
SJI are determined to make the scheme as sustainable as possible. |

| At the suggestion of the local council, SJI were encouraged to look at a small regeneration scheme near the heart of the town centre which includes an anchor store, consolidation of the market, new car parking, a major new restaurant and two retails shops. |
