Development History |
Location: Bedworth
St James’s Investments and Tesco Stores Ltd gained detailed planning consent for a retail led town centre regeneration scheme in November 2010. The scheme comprises a supermarket on stilts of 95,000 sq ft and approximately 500 car parking spaces, petrol filling station and associated town centre retail units.

A Developer led master plan was created to assist the core strategy revision prior to planning submission. This led to a town wide movement review and combined Borough, County and Developer delivery of the revised highway infrastructure. The ringway and pedestrian flow severance issue was removed allowing the site to be reunited with the town centre and provide much needed short stay car parking and a major anchor retailer to drive footfall and multiple trip shopping.
Construction commenced in February 2011. |

Location: Brentwood
The development comprises of an anchor supermarket with major public realm improvements linking into and reinforcing the retail heart of Brentwood.
As part of the development proposals a new factory and head office was developed for one of the worlds leading leisure brands. |

Location: Crowborough
Safeway/Morrisons
A Town Centre re development located on a steep hillside where the requirements were to integrate a proposed anchor store, car parking and other shopping in the town centre.
The development consisted of a 75,000 sq ft Morrisons and approximately 30,000 sq ft of unit shops with associated car parking, public facilities and a petrol filling station. |

The development facing onto the high street provides an attractive integration for visitors to the town centre. |

Location: Dartford
In 2002 SJI identified a major regeneration opportunity in the heart of Dartford. In cooperation with Dartford Borough Council SJI secured Tesco as the anchor retailer within a major regeneration scheme in town centre. The challenges of integrating the development of major retail, commercial and residential space into the finer grain of the town centre along with improving the accessibility and features of Central Park were significant. SJI used a number of new techniques in analysing pedestrian movement to ensure that the development would benefit the town centre as a whole. |

The design of the buildings and public realm need to embrace the diverse and attractive fabric of Dartford Town Centre and ensure that the public realm including Central Park became a central part of the attractive experience of Dartford Town Centre.
Land acquisition was highly complex and includes the relocation of the Glentworth Club to new and improved premises. A development of this scale has required extensive public consultation and many meetings of the key stakeholders to ensure that the development was right for Dartford. Proposals are now crystallising which has enabled a planning application to be submitted. |

Location: Greenford
It was recognised for some years that there was a need to strengthen an offer in Greenford town centre, to provide an improved shopping experience for the people of Greenford. The challenge was to find enough space for an anchor occupier which would lead to the regeneration of the town centre. |

| Working closely with the Council, SJI managed to persuade Tesco to occupy a new store of 65,000 sq ft which would provide the catalyst for further investment in the town centre. The town centre planning was granted in April 2009. |

Location: Hailsham
The development comprises an anchor supermarket with additional retail shops which were designed to blend sensitively into the town’s historic streetscape.
As part of the development an existing primary school was relocated to a more suitable site providing the most modern facilities and attractive environment for the children of Hailsham. |

| A second primary school which had inadequate facilities was redesigned and rebuilt to meet the special needs of children form a deprived area of Hailsham.
The development improved the transport infrastructure, making the town more pedestrian friendly and encouraging linked trips within the area. Improvements to the Cuckoo Trail cycle routes were supported strongly by Sustrans.

Vernons Head Office
Vernons Head Offices innovative design was created to bring together two separate head offices into a secure business complex and highly productive and attractive work place environment for the processing of millions of football coupons. New head offices of approximately 250,000 sq ft of business space in Aintree was created with appropriate car parking within close proximity to railway and bus facilities. |

SJI was instrumental in Masterplanning and establishing the ex Nestle factory within the walls of the City Centre as an innovative retail led mixed use development which was built out by Lend Lease and was opened in 2005.
The development consists of approximately 90 shops with residential, leisure and car parking, focussing carefully on routes and spaces to encourage visitors to benefit from the facilities in the City Centre. In particular make the City Walls more accessible and attractive for visitors. |

Location: Woolwich
Consent was granted in 2008 for a 1.5 million sq ft mixed use development within Woolwich Town centre.
The Development included 320,000 sq ft of new Civic Offices, 150,000 sq ft of retail with 650 car parking spaces and approximately 900 homes and substantial on and off site public realm improvements. |

| As part of the project, a new Department of Works and Pensions centre has been completed and the Customs and Excise and Inland Revenue offices have been consolidated to new premises along with a ‘one stop shop’ for the general public. Civic Offices are close to completion, creating a Civic Quarter opposite the grade 1 listed Town Hall, which will include a range of facilities such as a library and conference centre/exhibition space.
It is expected that the next phase of the development will consist of a Tesco anchor store and retail shop units with associated car parking and 300 homes. |
